KYLE—Weitzman is pre-leasing 5839 Kyle Parkway, a planned experience-focused retail project that is part of a major mixed-use community with 384 Class A apartment units on Kyle Parkway at Seton Parkway. The project is designed to incorporate 20,000 square feet of inline shop space and 7,500 square feet of food and beverage space with a large, covered patio overlooking Bunton Creek Ranch Reservoir. The heart of the project features 38,000 square feet of activated green space offering a children’s playground, sports courts and public art installations, as well as a boardwalk with an observation deck and shaded seating fronting the reservoir.
Nick Naumann, James Van Trease and Taylor Ponton with Weitzman are directing the leasing for the new retail space.
5839 Kyle Parkway is a development of CTC Residential.
The project is located in a key district of retail and commercial activity, with nearby uses including Ascension Seton Hospital, Academy Sports & Outdoors, Lowe’s Home Improvement and Walmart Supercenter. Activity is poised to significantly increase following Tesla’s plans to lease three buildings totaling approximately 1 million square feet of industrial space at the Kyle/35 Logistics Park.
Due to its location in an area of commercial and retail activity, the center will benefit from a daytime population of more than 42,000 within a three-mile radius and approximately 69,000 within a five-mile radius. Daytime population is a metric to determine activity and traffic throughout the day.
